SERVICES

Architectural Services typically comprise some or all of the following functions in sequential stages:

1 Sketch Design

The sketch design stage establishes a site strategy and architectural concept by exploring different possibilities for space layouts and presenting the best option within the constraints of a design Brief, site configuration and budget. This process addresses such issues as orientation, planning constraints, aesthetics, air circulation and energy efficiency. This process can save clients thousands of dollars by evolving loose design concepts into the most efficient use of space and natural resources.

2 Development Application

This stage involves refining initial concepts into a final design solution, including environmentally sustainable technologies. This may mean having a more detailed look at construction methods and space planning. These deliberations will help to prioritise aesthetic, budget and functional requirements and may again save considerable cost.

Once the design is satisfactory and the client decides to proceed, this final design solution forms the basis of the Development Application (for planning approval). This application addresses councils planning requirements for the area relating to energy efficient guidelines (BASIX), boundary setbacks, floor space ratio, overshadowing, car parking, landscaping bushfire protection, flood mitigation etc.

3 Construction Certificate

After the development approval is obtained, a Construction Certificate (building approval) is required before commencement of building on site. This includes producing drawings and specifications with enough detail to instruct the builder to build the house to your requirements and in accordance with the Building Code of Australia. This process includes co-ordination of the architectural design with a structural engineer and obtaining structural certification.

4 Detail Design

Additional construction details can then be carried out to clarify the scope of works for the builder. This including kitchen, bathroom and en suite details, electrical layout, selection of finishes, fittings and colours, and construction details. This stage is optional.

5 Contract Administration

Contract administration includes providing advice and guidance to the client through the building process by assisting with selecting a competent builder, preparing contract documentation for signing and carrying out on site checks and reporting on the builders progress, payments, time delays, construction quality, cost variations and other contract provisions during and after construction. This stage is optional.

Other services including graphic presentation, building reports and feasibility studies. Frank maintains a network of specialist Consultants including planners, plumbing designers & structural and environmental engineers to ensure a coordinated and comprehensive design service.
